Now the same agents are changing the way they approach other aspects of the business &#8211; in particular, the process of capturing, filtering, and contacting leads. Web marketing helps attract more leads, but it&#8217;s becoming clear that agents might not be the right people to deal with them anymore. As the job shifts elsewhere, the role of agents is being redefined.</p>
<p>Many real estate agents likely saw the change coming thanks to the difference between web leads and non-web leads. It can generally be boiled down to a difference in commitment: non-web leads are often solid referrals from other professionals who already know the client, while web leads can represent anyone with ten seconds to fill out an online form.</p>
<p><span id="more-151"></span>
<p>Many Realtors with an online home search require people to fill out a contact form in order to view full details on a particular listing, and this tactic has had positive and negative results &#8211; mostly negative. People will readily supply their email address in order to view listing pictures, but that doesn&#8217;t mean they want to buy a home &#8211; in many cases, they&#8217;re simply spam-bots posting fake email addresses. These leads are less than ideal, but Realtors can&#8217;t afford to disregard them entirely &#8211; that&#8217;s why their role is being re-defined.</p>
<p>If Realtors are to keep their new web marketing model, they must also find a new lead management process. As it turns out, they might not have to look far; brokers might be in the best position to deal with agents&#8217; web leads. With their broader range of professional contacts, and generally superior office technology, brokers can filter more emails and follow up on more leads that look like they might go somewhere. The shift is also natural because most brokers function mainly to provide support to Realtors where necessary, and don&#8217;t have a high web presence themselves.</p>
<p>An agent-broker partnership would bring real estate in line with other industries where leads and sales are handled by separate bodies. In the mortgage industry, for example, more than 70 per cent of leads are filtered and supplied by real estate agents. The model proposed here works slightly differently because here Realtors supply the leads, but brokers filter them.</p>
<p>A smoother lead management process would also enable Realtors to focus on sales and client service, the two most basic aspects of their profession.</p>

			<content:encoded><![CDATA[<p>1) First, do your homework. Find out the local market conditions for your neighborhood. Depending on your area, there may be better/worse times to sell. Once you’ve decided to sell, there are three different levels of service that you may want to consider:</p>
<p>• Sell the home yourself (FSBO)<br />
• List your with a Discount / Flat fee broker<br />
• Utilize a full service real estate agent/brokerage</p>
<p><span id="more-142"></span>
<p>If you are inclined to sell the home yourself, note that you will bear the responsibility for marketing your property, along with full legal disclosures, inspections, appraisals and the like. You should be very comfortable with real estate related documents, and comfortable with the legal implications resulting from the transaction.</p>
<p>You can also choose to use a discount or flat fee broker, who will assist you to sell your property. Depending on the broker you select, you may be able to get some assistance with marketing, open houses, disclosures, title/escrow, etc. Make sure that you understand exactly what services you are willing to pay. Make sure you understand what services are covered under each pricing plan. Find out if your listing will be posted on the website, what signage will be available to you; find out if you are posting the home to the respective MLS (multiple listings service) in your area. Each broker is different, so make sure to get references from former clients.</p>
<p>If you want to market your property to the largest pool of possible buyers, list your property with a full-service real estate broker/firm. Now, before you pick up the phonebook or check that postcard you received in the mail, make sure to take the time to interview more than one agent/agency.</p>
<p>Find out if they are a REALTOR® &#8212; a member of the NATIONAL ASSOCIATION OF REALTORS, a trade organization of nearly 1 million members nationwide. Members of NAR subscribe to a stringent code of ethics to guarantee the highest level of service and integrity. You may also want to know if they have any special REALTOR® designations, such as GRI and CRS, which require that real estate professionals take additional specialized real estate training. In addition to qualifications, you should check references of the agent. Make sure to speak with former clients to see if the agent is responsive and is available to keep you up-to-date with progress. You need to have direct contact with your agent, so you will need to be as comfortable as possible. The agent that handles your listing should:</p>
<p>• Detailed marketing plan for your house, including online and offline marketing<br />
• Prepare a Comparative Market Analysis (CMA) of properties in your area that have sold, as well as properties currently listed<br />
• Help you determine the best selling price for your house<br />
• Advice on suggested home improvements</p>
<p>During the time that your house is on the market, potential buyers will make appointments to view your home, along with the planned open-houses that you or your agent may schedule. Try to evaluate the house as if you are seeing it for the first time. Buyers need to envision themselves living in the home, so take care to present the property in its best light. Put yourself in the position of a potential buyer and view the property starting at the front, itemizing the most cost-effective enhancements to make.</p>
<p>2) Clean up as much as possible. You may want to paint walls (neutral colors are best) or spruce up wallpaper. Replace old flooring and worn carpets. Check and repair damaged or unsightly caulking in the tubs and showers. If possible, hire a cleaning service. Display your best linens, towels, and shower curtains. Make up beds, and put fresh flower arrangements on the table. Make sure that there are no offensive odors in the house. Odor is the first thing buyers notice, and often a permanent turnoff.</p>
<p>3) Make your house their new home. Put away or pack small appliances and other items that might be sitting on countertops or tables throughout the house. You want buyers to visualize the space in each room, so it is best to remove as many smaller items as possible. Remove personal items, pictures and items to present clear shelves, book cases and walls. Move excess furniture to make rooms more spacious. Replace heavy curtains with sheer ones that let in more light. Clean and organize the closets. If you must, store boxes in an out of the way location. You may also want to rent a temporary storage unit, to allow you to de-clutter every part of the house.</p>
<p>4) Don’t forget the outside! The right landscaping can enhance the curb appeal of a home. Eliminate weeds, patch bare spots, fertilize and water. Take a good look at the shrubbery. Bushes that have grown to cover windows should be pruned to let sun and light into the home. Fill in bare spots with small shrubs and colorful, fast growing annuals, such as impatiens and petunias. A few well-placed flower pots by the front door can be very inviting. Today&#8217;s buyers want low maintenance. Your goal should be a beautifully maintained yard that looks easy to care for.</p>
<p>5) Allow your agent/representative to show your home. Buyers don’t want to offend current owners, so they may be more hesitant to consider your home if you are present for open-house events. Be flexible about showings. It’s often disruptive to have a house ready to show on the spur of the moment, but the more often someone can see your home, the sooner you’ll find a seller.</p>

			<content:encoded><![CDATA[<p>Are you considering putting your house up for sale, but not sure where to start? Afraid it will take too long to sell, or that you won’t get the price you want? Think about “staging” your home, or in other words, setting the scene for immediate buyer interest in your property.</p>
<p>To be really effective, you need to look at both the outside and the inside of your home. Here are 3 tips to get you started with the inside of your home:</p>
<p><span id="more-133"></span>
<p>1. De-clutter. This is one of the most important things you can do. It might be easier to think of de-cluttering like this – you’re moving anyway, so why not start packing now?</p>
<p>Pack up everything you don’t need and store the boxes out of sight in the garage (or consider temporarily renting a small storage locker).</p>
<p>2. Organize your closets &#8211; put similar colors together, pants together, skirts together, shirts together etc. Why? Because it will make the closets look bigger. (Really.) An organized closet appears bigger, and you want your closets to look as spacious as possible.</p>
<p>3. Make your home look like a model. You want to de-personalize as much as possible so potential buyers can imagine themselves and their own belongings occupying the space in your house. That means minimizing – putting away everything you don’t need or use. Clear off kitchen counters as much as possible – stash all those appliances you don’t use, and put miscellaneous small clutter in a few attractive baskets or boxes</p>
<p>And the biggest tip of all? Imagine yourself as a potential buyer looking at your property for the very first time. What impressions are you getting? Would YOU buy your house? What would you like to see changed before you put an offer on your house?</p>
<p>And don’t worry about spending several thousand dollars to get your house ready to sell – you’ll get it all back when your house sells. Proper staging helps you sell your house in a shorter time and at the price you want.</p>

			<content:encoded><![CDATA[<p>Traditionally, anyone with a house to sell in the U.K. would use an Estate Agent. As they were ranked 2nd in a Radio 4 poll of “least respected workers” (M.P.’s were 1st!), for many people they are seen as a necessary evil.</p>
<p>A small minority of people manage to sell their house privately by doing their own advertising and putting up their own For Sale board, but as their property does not appear in the Estate Agent’s press adverts or websites, this is very much a hit and miss affair.</p>
<p><span id="more-168"></span>
<p>Even when a sale is secured, the legal system in England &amp; Wales means that until contracts are exchanged – typically many weeks later – the sale can fall through. In fact one in three agreed sales do not complete, meaning that the sale process has to start all over again.</p>
<p>For anyone relocating or emigrating this is frustrating and annoying as plans have to be put on hold. For people with financial difficulties or in danger of having their house repossessed, it can be very serious indeed.</p>
<p>A realistic alternative to Estate Agents</p>
<p>At last there is an alternative to using an Estate Agent. Using a specialist property-buying company offers the speed and certainty lacking if selling on the open market through an Estate Agent.</p>
<p>Companies like A Quick Sale (http://www.aquicksale.co.uk ) are now offering a service that more and more people see as a better alternative than waiting and hoping for an elusive buyer. They will normally make an offer to buy a property within a few days, completing at a date to suit you, so that people can move on with their lives.</p>
<p>So, what’s the catch? Well, the main one is that they will be looking to buy the property at a reduction from the open market value. How much of a reduction often depends on the type and size of property but is likely to be at least 10%.</p>
<p>The other thing to watch out for is that some of these companies charge an upfront valuation fee of several hundred pounds. Whilst this is usually refundable if you go ahead and sell to them, it is quite possible that their offer on your property will be unacceptable to you, leaving you out of pocket!</p>
<p>Questions to ask</p>
<p>If the speed and certainty of selling to a property-buying company appeals to you, what do you need to look out for?<br />
Probably the first question to ask is – will it cost me anything to get an offer on my property? A national house buying company featured on Watchdog last year after many complaints fro people who had paid a valuation fee and then offered much less than their property was worth.<br />

<p>You wouldn’t expect to pay an Estate Agent for a valuation, so why pay these companies?</p>
<p>The next question most people need answering is – can I rely on this company? Can they fit around me? These companies should be asking you about your timescales and deadlines and tailoring a solution around these. Look carefully at their literature and website to see if they are flexible and offer a range of solutions. It is also a good idea to ask them for examples or testimonials from previous customers.</p>
<p>So, if you have a property to sell, before you call an Estate Agent, it might be worth checking out a couple of these companies who can offer you a quick sale.</p>

<p>Many of the richest people in the world started out in real estate. That&#8217;s why real estate investment is so popular. But what are some essential things you should know before jumping into real estate?</p>

<p>1. Know how market timing works.</p>
<p>This means that you need to not only research how market cycles work, but that you need to sit back and watch them for yourself. The fact is that markets go up and markets go down. A lot of successful investors aren&#8217;t looking for a three-month buy and flip. They buy when the market is low and sell when it is high.</p>
<p>2. Know how to analyze real estate numbers.</p>
<p>You have to be able to identify all of the factors that are affecting your profit.</p>
<p>There are four major parts of real estate investing: cash flow, appreciation, loan reduction and tax benefits. You need to understand how the four factors work together to produce a rate of return.</p>
<p>Real estate isn&#8217;t simply making you a profit when it appreciates. And it isn&#8217;t necessarily loosing money when it depreciates.</p>
<p>3. Know the economics in your area.</p>
<p>You have to look beyond the simple growth of the neighborhood you are investing in to the overall health of the city, state and country. For example, if interest rates are rising, you need to understand that borrowers are being cut out of the market.</p>
<p>The six aspects of economics you must understand are: mortgage interest rates, affordability indices, supply and demand, demographic information, commercial real estate and the job market.</p>
<p>It helps potential investors to take classes in both macro and micro economics. Macro will help the investor understand the large forces that impact real estate, such as recessions, national interest rates, war and demographics. Micro will look at individual sectors and focus on the local real estate market, such as local disasters, local recessions, unemployment rates, supply and demand, new housing starts, housing for sale and types of vacancies.</p>
<p>There is a lot that you need to know before you jump into being a real estate investor. Yes, if you are just buying and fixing up and selling one house, you have the potential to make money. But if you plan to do this as an investment, you need to obtain the necessary education. Otherwise, you are gambling with your money.</p>

You’ve become emotionally attached to this place and it’s now time to say goodbye. Start detaching yourself by making some changes that will help you with the sale of the house.</p>
<p>You probably have accumulated a lot of clutter over the years. This must be the first step.</p>
<p><span id="more-123"></span>
<p>1. Unclutter your home. Start in the basement and either throw things out or rent a locker off premises to store it until you move but prospective buyers need to see what the house looks like behind all your stuff. This means going room to room and clearing everything out that makes it look junkie and disorganized.</p>
<p>2. Neutralize the personal nature of your home. You may love the native tapestry on the living room wall from Bora Bora but I’ll guarantee 95% of your prospects will have it on their mind when they leave your home and not in a good way. Knick knacks and generally all things that you’ve previously enjoyed should be stored away until after the sale, that includes grandma’s spoon collection that takes up half a wall in the kitchen. Replace these things with neutral items like picture frames or vase with a simple arrangement.</p>
<p>3. Minor cosmetic work. Once you remove the clutter you will see all the things that you’ve been meaning to get to over the years. Painting where necessary, new carpet/s, moldings repaired, cracked plaster and re-taping/ repairing drywall. When making these improvements think neutral colors for any coverings be it paint or carpets. If you have hardwood floors sand them and finish them. Area rugs can look amazing. Whatever you do, don’t over do it. Try and think like a buyer.</p>
<p>4. Hire a professional cleaner. Once you have the house cleared you should hire a professional cleaning crew to wash the walls, windows, work over the kitchen and bathrooms, clean the floors and shampoo all carpets that don’t need to be replaced. Your house should be spotless and kept this way for the duration.</p>
<p>5. Staging each room. If your rooms are smaller rearrange the furniture to make the room look bigger. For example removing some furniture is better than having too much cramped in. Set your furniture up in conversation pit style. Like a gourmet coffee house, make it cozy. Pull couches away from walls to give the appearance of depth. Remove wall clutter, one or two pictures but no more. Generally make it look inviting.</p>
<p>6. Kitchen and bathrooms. These are the most important rooms in your home to a buyer. Make sure they are impeccable. Plumbing fixtures should be working properly and look like new or they should be replaced. Use a good cleaner or even a metal polish to make them gleam. Showers and tubs need to be spotless! Sinks and vanities need to be pristine and uncluttered. Kitchen cupboards should be orderly, doors opening and closing properly, drawers the same. I can’t stress enough how important these two rooms are to your potential outcome.</p>
<p>7. Doors and windows. First thing prospects see when they walk in your home is a door. Make sure its painted or cleaned up and that it will open and close properly. This goes for screen doors as well. Often screen doors are a problem people let go. Not anymore. Windows should all be cleaned and be sure if someone wants to open them that they work properly. If they have been painted closed as is the case with some older homes, now is the time to get them to open. Do whatever it takes.</p>
<p>8. Garages and workshops. These are the second most important areas. Again remove all clutter from the garage and make it accessible so you can actually park your car in it! As for the workshop, try and organize it so the handy person prospect will appreciate what they can do with their “new shop” when they move in. It’s all about your prospect picturing themselves in your house.</p>
<p>9. Family effort. Everyone in your family needs to be on board with the presentation of the house. This means your kids need to buy into the project and keep their rooms tidy. Bribe them if you need to but everyone has to help maintain the appearance of the entire house.</p>
<p>10. Odors and pets. Wow, is this ever important. If you have pets only you really love them. When you walk into a house with dogs or cats you immediately smell them, especially if you don’t have your own. Keep litter boxes fresh and clean daily. Restrict your animals if at all possible to certain areas of the home until after the sale. Vinegar and water will do wonders when you clean their areas every other day until the sale is complete, and top it off with effective air fresheners wherever you need them. Vacuum often with carpet fresh powders two or 3 times a week.</p>
<p>This sounds like quite a bit of work and it is. Try and remember that by following these tips you could easily add five to ten thousand dollars to the sale price of your home, maybe more. A little elbow grease now will be a solid investment.</p>

Most require a simple registration process which usually asks for name and email address. You need not submit your telephone number and you will not be contacted personally by anyone. Like the apartment locator, most apartment database sites are free to you. Sometimes you are even offered a bonus of $100.00 or more if you list their site as your referring source when you sign your apartment lease.</p>
<p>So, which is better for you, the apartment locator site or the apartment database site? The answer to that question is answered by your own unique needs, desires, situation and limits of personal privacy.</p>
